What You Need Before Renting an Apartment with Brookfall Group LLC

At Brookfall Group LLC, we’re excited to welcome new residents into our communities. To help make the application process smooth and successful, here’s a quick guide on what you'll need to have ready before applying for one of our apartments.


Proof of Income

To ensure you’re financially prepared for rent, we require recent proof of income:

  • If you’re paid bi-weekly: Submit your two most recent paystubs
  • If you’re paid weekly: Submit your four most recent paystubs

This helps us verify that you meet the income requirement of 2.5 times the monthly rent. For example, if rent is $1,000/month, you’ll need to show monthly income of at least $2,500.


Don’t Meet the 2.5x Income Requirement?

No worries! You have options:

  • Cosigner: A financially stable cosigner can strengthen your application and offer additional security.
  • Roommate: Sharing the apartment and rent costs with a roommate is a great way to meet the income requirement while also saving money.


Credit Score Requirements

We require a credit score of 600 or higher. Your credit score helps us evaluate your financial responsibility and likelihood to pay rent on time.


How to Improve Your Credit Score (Fast & Simple)

If your score is below 600, here are a few of the quickest ways to boost it:

  1. Pay Down Credit Cards – Keeping balances under 30% of your credit limit can raise your score quickly.
  2. Make On-Time Payments – Even one missed payment can hurt your score. Set reminders or use autopay.
  3. Become an Authorized User – Ask a trusted friend or family member to add you as an authorized user on their credit card (with a good history).
  4. Dispute Errors – Review your credit report for mistakes (on AnnualCreditReport.com) and dispute anything inaccurate.
  5. Avoid New Hard Inquiries – Too many credit checks (like new credit card applications) can lower your score.
